The one remaining appears to have no record with the city assessor. * **${homesteaded_perc}** are homesteaded, a status which provides a property tax reduction. * **${sfh_count_perc}** are single family homes. * The **Lynnhurst** neighborhood has the most signs of the whole city: **${lynnhurst_count} signs** at (${lynnhurst_perc}). * **Ward 13** has the most: **${w_thirteen_count}** signs, **${w_thirteen_perc}** of the whole. * Average property value: **$${cleanmoney(val_stats.avg)}**. * Max property value: **$${cleanmoney(val_stats.max)}**. * Min property value: **$${cleanmoney(val_stats.min)}**. * **${val_stats.mils} properties** are worth over $1 million. * **${val_stats.halfmils} properties** are worth over $400,000 **(${Math.round(val_stats.halfmils / property_count * 100)}%)**. The only wards with average SFH values above this limit are: 10, 13, and 7. * Average year built: **${val_stats.avgYearBuilt}** (min: ${val_stats.minYearBuilt}, max: ${val_stats.maxYearBuilt}). * **${two_stories_count}** of the properties are **2-2.5 stories tall**. A lot of concern has focused on the height of potential 2-2.5 story fourplexes. * Most fireplaces: **7**, the average property has one fireplace. * 1 property on the Vacant Building Registration. * 1 sign on a vacant property that turned out to be a recent teardown, and possibly due to a soil pollution and/or erosion issue (judging by 311 records). _{These numbers auto-update as data is added.} `3e:T4e3,bulldozing_facts = md`# Recent bulldozing by anti-bulldozing crew A few of the properties listed with signs appear to be recent bulldozings. Of the 6 properties built after 1998, are the following points of interest for very recent demolition work: * **3629 Dupont Ave S**. Bought in 2003 for $205k, demolished in 2015. New home constructed with roughly $377k of work in permits, now valued at **$627k**. * **4536 Dupont Ave S**. Bought in May, 2008 for $801k, permits for wrecking and work issued 2008 amounting to $778k. Now valued at **$1.75mil**. Includes new swimming pool. * **5335 Washburn Ave S**. Bought in 2007 for **$750k**, demolished shortly after by new owner. New home constructed with $550k of work in permits, now valued at **$1.4mil**. Owner applied for shoreland overlay variances, an overlay that the anti-contingent is rallying strongly to protect. [The owner is currently soliciting donations to fund a lawsuit against Mpls2040.](https://www.wedgelive.com/2018/10/group-plans-legal-action-against-mpls.html) * **2709 47th St West**. Last sale to current owner in 2015 for **$2.2mil**. Demolished by previous owner shortly after purchase in 2006 for **$850k**, at $1mil in permitted work. Currently valued at $2.3mil. `3f:T413,count_by_year = { // fitler out null let exists = _.filter( sale_data , (u) => typeof u[1] !== 'undefined' ); // Make sure it's unique for PID hash let uniques = _.unique( exists , (u) => u[0] ); // format to date let sales = _.map( uniques , (s) => ({ 'pid': s[0] , 'date': moment( s[1], 'MM/DD/YYYY' ) }) ); let counted_pairs = _.pairs( _.countBy( sales , (g) => +g.date.format('YYYY') ) ); // Count by sale date year, then create array of dicts with year/count let count_by_year = _.map( counted_pairs , (c) => ({ 'year': +c[0] , 'count': c[1] }) ); return _.filter( count_by_year, (f) => f.year > 0) ; }40:Tc29,val_stats = { // Collect some stats about the properties // Lots of this isn't pretty. let year_built = _.map(proprecs, (g) => parseInt( g.assessor.YEARBUILT )); let pids = _.uniq(_.map(proprecs, (b) => b.assessor.APN)).length; // Unique properties that are homesteaded let homesteaded = _.uniq( _.map( _.filter(proprecs, (h) => h.assessor.HOMESTEAD === 'Homesteaded') , (b) => [b.assessor.APN, b.assessor.HOMESTEAD] ) , (f) => f[0] ).length; // Total property values for averaging let totalvals = _.uniq( _.map( _.filter(proprecs, (h) => h.assessor.TOTALVALUE) , (b) => [b.assessor.APN, b.assessor.TOTALVALUE] ) , (f) => f[0] ); let _two_stories_limit = _.uniq( _.map( _.filter(proprecs, (h) => h.assessor.NUM_STORIES) , (b) => [b.assessor.APN, b.assessor.NUM_STORIES] ) , (f) => f[0] ); let stories_limit = _.map(_two_stories_limit, (g) => +g[1]); let _w_thirteen_count = _.uniq( _.map( _.filter(proprecs, (h) => h.assessor.WARD == 13) , (b) => [b.assessor.APN, b.assessor.WARD] ) , (f) => f[0] ); let w_thirteen_count = _.map(_w_thirteen_count, (g) => +g[1]); // lynnhurst has the most! let lynnhurst_count = _.uniq( _.map( _.filter(proprecs, (h) => h.assessor.NEIGHBORHOOD == 'LYNNHURST') , (b) => [b.assessor.APN, b.assessor.NEIGHBORHOOD] ) , (f) => f[0] ); // make sure they're all integers let vals = _.map(totalvals, (v) => +v[1]); // How many are single family homes -- unique let sfh_count = _.uniq( _.map( _.filter(proprecs, (h) => h.assessor.BUILDINGUSE === 'Single Fam.
